What does a mortgage broker do?
The primary role of a mortgage broker is to source and secure the most suitable deals available for a client.
The process normally starts with an initial fact-find to understand your needs and objectives. Building a good relationship with you and understanding your situation is key to ensure we give the most suitable advice.
We’re also on hand to help with all the paperwork and manage the mortgage process from start to finish. So our role goes beyond simply arranging and advising the loan - we are a point of contact throughout the whole process. We liaise with solicitors, surveyors and estate agents to take the stress out of the situation.
It's not just simply about finding the cheapest rate. A large part of the broker's role involves knowledge of lenders’ criteria: understanding which lenders will accept certain types of income; whether they'll allow a client's adverse credit and how their affordability models work. Lenders can vary enormously, and a good understanding of this helps boost your budget and your chances of getting approval.
What's the difference between going to a mortgage broker and your local high street lender?
A lot of people often start their mortgage journey by seeing their bank or building society. They have regular dealings with them and trust them, so it's a good reference point.
But shopping around is an absolute must. Your bank will only have access to a handful of products whereas a broker has access to potentially thousands. In most instances the broker would have access to your bank's products as well as many more.
It's not just about interest rates, each mortgage provider has their own affordability models and criteria, and some will look more favourably on your circumstances than others and may therefore lend more.
What services does a mortgage broker offer?
We do so much more than simply arranging the mortgage, we go on the journey with each client, from the initial meeting, walking them through their options and explaining the process through to securing a decision in principle.
We help with the property search and navigating Rightmove and Zoopla. We give you advice on the offer process as well and can recommend solicitors, surveyors and potentially estate agents if you’re looking at selling. We're on hand to help with all of it.
The level of ‘handholding’ will depend on your experience and what you want from us. Plus, it's a lifetime service. Clients are taking mortgages for as long as 35 or 40 years and revisiting their deal potentially dozens of times throughout their life, with remortgages, home moves or potential investment purchases. So having someone you can trust and enjoy working with is of massive importance.
At what stage should I see a mortgage broker?
The simple answer is as soon as possible. Whether you’ve just had an offer accepted on a property and you're ready to go, or you're simply wondering how much you need to save for a deposit, it's never too soon to reach out.
Talk it through with us to hatch a plan for the future. Then you know how much you need to save or how much you might need to earn. It doesn't necessarily have to be a laborious full-on mortgage appointment. It can just be an informal discussion and a few hints and tips.
