Coventry Mortgage Porting Guide
Take your existing Coventry Building Society rate and product with you when you move — avoiding early repayment charges and keeping a deal you’d struggle to match today. Coventry porting works on a 6-month redeem-and-resume window, and for company directors, their salary plus share of net profit approach can materially change how much they’ll lend.

Can You Port a Coventry Mortgage?
Yes — in principle, most Coventry Building Society mortgages can be ported. But “in principle” doesn’t mean automatic approval.
Coventry treat porting like a brand-new application. They’ll check your income, commitments and credit file against their current lending rules, carry out an affordability assessment, and value the new property. The existing product and rate transfer across — everything else is reassessed.
This is where many people get caught out. A mortgage that suited you a few years ago might not tick Coventry’s current boxes — whether that’s because affordability rules have tightened, your income structure has changed, or the new property type sits outside their policy. Confirming eligibility upfront, before making an offer, is the single most important step.
Porting preserves your rate. Switching reassesses the whole picture. The right answer depends entirely on which is cheaper, not which is simpler.
How Coventry Porting Works — Redeem & Resume
Coventry porting works differently to a straight simultaneous transfer used by some lenders. Understanding the mechanics matters because it affects timing, ERC refunds, and how the 6-month window works in practice.
The core principle: porting involves repaying (or ‘redeeming’) your existing Coventry mortgage — and then resuming it on your new property, within a maximum of 6 months between redemption and completion.
In practice, this means that when you sell your current home, your Coventry mortgage is redeemed in full at that point. Any early repayment charge triggered by the redemption is paid at the same time. Then, when you complete on your new purchase — within the 6-month window — the original product is resumed on the new property, and the ERC on the ported balance is refunded.
The 6-month window is critical. Complete your onward purchase within 6 months of redemption and the ERC refund on the ported balance stands. Miss the window — even by a day — and the ERC refund is typically lost. Timing is everything. A broker can help you structure the transaction to keep the refund on the table, especially if there’s any risk of sale and purchase not aligning.
Borrowing More When Porting — The Sub-Account Structure
If the new property is more expensive and you need extra borrowing, Coventry add a top-up on a new product at current rates. That creates multiple sub-accounts on one mortgage — one at your old rate, one at the new:
Both sub-accounts (sometimes written as sub accounts, with or without hyphen) run alongside each other, each keeping its own fixed rate product and end date. Your £200k ported balance stays on 3.2% until March 2028; the new £150k top-up is fixed until July 2030. They’re independent products — which has real implications for the future.
The long-term trade-off. When the first product ends in March 2028, you can’t fully remortgage — the second still has over two years to run with its own ERC if redeemed. So you’re tied to Coventry until both fixed rates expire, remortgaging each sub-account as it falls due. That often means multiple product switches across a few years, potentially paying arrangement fees more than once, and limited lender choice until the longer fix expires. Porting looks cheaper right now, but a clean break to a single new lender can be simpler and sometimes cheaper overall — the initial saving needs cross-referencing against that future simplicity cost.
Company Directors — Why Coventry Can Lend More
If you’re a company director porting a Coventry mortgage — or moving from another lender to Coventry — this is one area where lender choice genuinely changes your borrowing power.
Most high-street lenders assess company director income using salary and dividends only. That’s fine if you draw most of your earnings personally. But if you’re running a profitable business and leaving profits in the company for tax efficiency, growth or resilience, salary + dividends can materially understate your true earning capacity — sometimes dramatically.
Coventry is one of the lenders willing to take a broader view. Depending on the circumstances, they’ll consider your salary plus share of company net profit (sometimes described as retained profits) — which for many directors produces a materially higher affordability outcome.
Same director, same business — borrowing gap by lender method
Director drawing £10,000 salary, £40,000 dividends, with a £100,000 share of company net profit retained in the business. Two lenders, two assessments, two very different borrowing outcomes at 5× income.
That’s a £300,000 borrowing gap from lender methodology alone — same income, same business, same accounts. For porting cases specifically, this is often the difference between Coventry approving a top-up on the new property and declining it on affordability. See our full company director mortgage guide using net profit for deeper detail.
How Coventry’s approach applies to porting. Whether you’re porting the same amount, downsizing, or borrowing more on a new Coventry product, the income assessment uses their current criteria. For directors, that means salary plus share of net profit is on the table where most lenders would limit you to salary and dividends — which frequently converts a tight case into a comfortable approval.
Adjusting the Mortgage When Porting Coventry
Moving home is often the natural point to reshape the mortgage — borrowing more, borrowing less, changing the term, or adjusting the borrowers. None of these are automatic; each is reassessed under Coventry’s current criteria.
What Fees Apply When Porting a Coventry Mortgage?
One of the main attractions of porting is that the fees are generally minimal compared to switching lenders — but there can still be costs depending on your situation.
- Product fee on a top-up — if you’re borrowing more, the additional Coventry product may come with an arrangement fee.
- Valuation fees — Coventry will usually need to assess the new property’s value.
- Broker fees — some brokers charge for arranging a port. At Strive we’re upfront about any costs before you commit.
- Mortgage exit fees / ERCs — can crop up if you repay more than your annual overpayment allowance, or decide to switch to another lender entirely rather than porting.
ERCs aren’t always a dealbreaker. An early repayment charge looks expensive in isolation, but it only matters measured against what a better rate on a larger loan actually saves over several years. A whole-of-market broker runs that calculation properly before you decide — sometimes paying the Coventry ERC and switching lender is still the cheaper outcome long-term.

Porting is only half the picture — the cost of the move itself shapes whether the numbers actually work. Use the calculator below to estimate your total costs and, if you’re selling, what equity you’ll have available after the move.

The Process of Porting a Coventry Mortgage
Porting isn't an administrative transfer — it's a full lending process. Here's what to expect from start to finish.
Is Porting Always the Right Thing to Do?
Porting is often the right move if you're sitting on a strong rate and don't want to face ERCs. But it isn't always the cheapest long-term solution — and sometimes paying a fee to switch saves more overall.
- You're on a competitive fixed rate below current market rates
- You'd face meaningful ERCs if you redeemed early
- You're borrowing the same or less
- Your income, credit and employment remain broadly stable
- As a company director, Coventry's net profit approach supports the borrowing you need
- Another lender has much sharper rates or better incentives
- You need more borrowing than Coventry will allow even using net profit
- You want a single product rather than multiple Coventry sub-accounts
- Your circumstances have changed significantly — and another lender fits better
- The new property is outside Coventry's lending policy
What If Coventry Decline the Port?
A decline isn't the end of the road. It usually comes down to affordability, property type, or a criteria mismatch — and most of those have workable routes forward.
The reason for a decline shapes the next step. Sometimes a bigger deposit or tweaks to the loan amount can turn a no into a yes. For company directors, it may be that the case was initially assessed on salary and dividends only — a broker-led re-submission framing the income properly (salary plus share of net profit) can change the outcome entirely.
Even Coventry — who are more flexible than most — won't fit every case. Where affordability is stretched, the property is non-standard, or adverse credit is more material, a different lender often works. As whole-of-market brokers we can match the case to the right lender without a wasted second application.
Brokers can sometimes get decisions overturned where the underlying case is strong but something was misinterpreted at underwriting. This usually involves presenting additional context, accountant commentary, or clarifying a complex income picture. Whether it's worth pursuing depends on the specific reason for the decline.
We'll find the right alternative — quickly and cleanly
A decline doesn't mean you can't move house. We'll review the reason, match you to a lender whose criteria actually fit, and handle the application end-to-end. Particularly useful for company directors where income framing is critical.
Whole-of-market — we'll place you with the right lender, not the easiest one
Can You Port a Coventry Offset Mortgage?
Yes — Coventry offset mortgages are portable, subject to criteria. The offset feature carries across to the new property, your linked savings continue to offset the mortgage balance, and the same 6-month redeem-and-resume window applies. Coventry is one of the few lenders still offering a genuine residential offset, so porting usually makes more sense than switching if you want to keep the feature.
How it works: savings held in a linked account are offset against your mortgage balance, so you only pay interest on the difference. Savings stay accessible, but reduce your interest bill every day they sit there. No tax on savings interest you didn't receive, and for higher-rate taxpayers the maths is often compelling. Full offset mortgage guide.
Why it suits porting: moving home often coincides with points where cash reserves matter — stamp duty, renovation, a post-move buffer. Offset lets those reserves work against your interest without locking them away. Offset products at sharp rates are a narrow field, and Coventry is usually in it — losing the feature by switching is often avoidable.
The honest caveat: offset rates are typically a little higher than equivalent standard products. A broker will work out whether the interest saved from offsetting your savings actually beats the rate premium over the term. For larger savings balances relative to the mortgage, offset usually wins comfortably. For smaller balances, less so.
Are Coventry Building Society a Good Mortgage Lender?
Yes — Coventry are solid and well-regarded in the market. Not always the very cheapest rates, but regularly close to market-leading, and strong in areas where flexibility matters.
